AliDeck Supply Junior Flat Board & Supporting Joists to Balcony Remediation Project in Bromley, Kent, in Partnership with The Property Crew

AliDeck has recently supplied our 20mm Junior Flat Boards, Lite Joist, and Micro Joist solutions to The Property Crew following their successful balcony remediation project at St. Mark’s Square in Bromley, Kent. This project was overseen by the developer, McLaren Construction Group and focused on the remediation of 16 apartments located on levels 14 to 19 of a tower.

The primary aim was to replace and upgrade the external decking, addressing the extensive wear and previous issues. The initial site conditions highlighted the need for substantial upgrades to restore the building’s exterior functionality and aesthetics.

One of the major challenges was the unique shape of the building and the inability to use scaffolding, necessitating the transportation of materials through the building and lifts. AliDeck addressed this by cutting materials to 2.4m lengths, facilitating easier transport and handling within the building. These materials were pre-treated and powder-coated for enhanced durability.

Another significant obstacle was the low door thresholds, some as low as 40mm. To overcome this, AliDeck utilised our 20mm Junior Flat boards and Micro Joist, seamlessly integrating them into the Lite Joist system to create an increased gradient while accommodating the low thresholds.

Persistent water ponding on balconies was also a concern. AliDeck elevated the joists using adjustable pedestal brackets, ensuring unobstructed water flow into the gutter system and resolving the ponding issues.

The remediation process was executed with precision, from specification to on-site installation. AliDeck supplied the boards in a Qualicoat Seaside Standard finish, powder-coated to a Stone Grey (RAL 7030) finish, one of our 10 standard colours. This choice truly complemented the aesthetic of the building and ensured a durable, long-lasting finish.

The project resulted in a significant transformation of these outdoor living spaces.

The new aluminium decking solution will provide a fire-safe environment for residents and their guests to enjoy years round safely, while offering a cost-effective and futureproof solution that will last for decades to come.

The balconies now feature beautifully finished areas with new decking and cladding, offering both functionality and a modern aesthetic. These installations provide long-term durability and improved safety for the residents.
